Buyers want square footage. Lots keep getting tighter and steeper. Put those two together and the garage-under plan keeps landing on the drawing board — a drive-under garage/workshop or finished space at the lower level, garage directly above, and no wasted footprint.

There is.

The conventional way, and what it costs you

Framing a structural floor over finished space the traditional way means metal pan decking, rebar, temporary shoring and brace walls, a cast-in-place pour, and then the wait. Nobody works above that deck until the concrete cures and the shoring comes out. Weather pushes the pour. The pour pushes the framer. The framer pushes everybody behind him.

You are managing a multi-trade sequence with a curing clock in the middle of it, and every day of slip on that clock is a day added to your build schedule.

The precast alternative

Precast hollow core plank replaces that entire sequence with a delivery and a crane day.

Weaver Superior Walls partners with Nitterhouse Concrete Products of Chambersburg, PA on their NiCore™ hollow core plank — a precision-manufactured, precast/prestressed plank that arrives on site cut to your plan dimensions and ready to set. NiCore is produced with high-strength concrete rated at a 5,000 psi minimum, comes in depths from 6″ to 16″, and can clear-span up to 50 feet. For a residential garage bay, that means no intermediate columns and no bearing walls interrupting the space below.

Here’s how the process works on a Weaver job:

1. You purchase the plank directly from Nitterhouse. They engineer it to your plans and your loading, and they manufacture it to length. No field cutting, no waste.
2. Weaver sets it. Our crew installs the plank on your Superior Walls foundation — the same certified installers who set your foundation panels, on the same mobilization.
3. Weaver grouts the keyways. Same crew, same mobilization. You get a finished structural deck, not a pile of parts waiting on another trade.
4. Your concrete contractor pours the topping. That’s the only piece left — no shoring to strip, no brace walls to pull, no decking to fuss with.

That’s it. The structural floor is in place and the framers can get to work.

What the schedule actually looks like

Here’s the sequence on a typical garage-under job:

On smaller plank packages we set and grout the same day, which pulls the whole sequence into three.

Three to four days from start to a grouted structural deck, on one mobilization. From there your concrete contractor pours the topping and the house is ready for framing.

Compare that to the conventional sequence: deck, reinforce, shore, brace, pour — and then wait on the cure before anyone touches it.

Why builders like it

Speed. The plank goes down dry. There’s no cure sitting between the deck and the next trade, so your framer isn’t standing around waiting on concrete.

No shoring, no bracing, no stripping. You eliminate an entire category of labor, rental, and site clutter — along with the safety exposure that comes with temporary brace walls.

Weather doesn’t own your schedule. Precast is manufactured indoors year-round under controlled conditions. Cold snaps and wet weeks stop a cast-in-place deck cold. They don’t stop a plank set.

Fire resistance and sound control come standard. Concrete gives you an inherent fire rating between the garage and the living space above, plus the sound and vibration attenuation that homeowners notice immediately in a room over a garage.

A finished ceiling, if you want one. NiCore plank is cast on steel beds, so the underside comes out exceptionally smooth. Leave it exposed for the loft look, or paint it. Either way, that’s a garage ceiling you don’t have to build.
